Coordinated service for your cooling plant.
PRT Cool Service Inc. assists commercial property owners, managers and facility teams with cooling tower and chiller concerns, planned maintenance and equipment replacement projects.
We begin by reviewing the reported problem, equipment information and available operating history. Our team evaluates accessible conditions and explains the proposed scope before proceeding with approved work.
Is your building experiencing a cooling problem?
Contact our office with the property address, affected equipment, displayed alarms and the areas experiencing a loss of cooling. Include the manufacturer, model and serial number when available.
Let us know about access requirements, operating hours and the authorized facility contact so we can coordinate the next step and confirm service availability.

Cooling Tower Evaluation & Repairs
Review of accessible tower components and reported operating concerns. The proposed work may address fans, drives, motors, water distribution components and related mechanical conditions.
Chiller Evaluation & Service
Evaluation of cooling performance concerns, alarms and equipment operating problems. We review the equipment type, service history and accessible conditions to plan the proposed service.
Preventive Maintenance
Planned maintenance scopes based on the equipment, manufacturer recommendations and facility needs. Visits can include agreed inspections, operating checks and identified maintenance tasks.
Pumps, Valves & Mechanical Piping
Review of accessible pumps, valves, connections and related chilled-water or condenser-water piping concerns. Repair recommendations consider the existing system and access requirements.
Operating Checks & Controls Coordination
Review of reported alarms and available operating information. When a concern involves building automation or equipment-specific controls, the scope can include coordination with the appropriate facility or manufacturer support team.
Replacement & Installation Planning
Planning for equipment replacement, access, shutdowns and related mechanical work. We review project requirements and discuss the proposed scope before installation work is scheduled.
Cooling Towers & Water-Cooled Chillers
In a typical water-cooled chiller installation, the chiller produces chilled water for the building's cooling system. A separate condenser-water circuit carries rejected heat from the chiller to the cooling tower, where it is released to the outdoor air.
The illustration above shows a rooftop cooling tower and an indoor water-cooled chiller in two separate settings. Equipment location depends on the building design. Air-cooled chillers use a different heat rejection arrangement and are commonly installed outdoors.
Service planning considers the connected equipment and operating conditions rather than treating every cooling concern as an isolated component failure.
Concerns to Report to Our Team
- Reduced cooling capacity or difficulty maintaining building temperatures.
- Repeated equipment alarms or unexpected shutdowns.
- Unusual fan, motor or pump noise and vibration.
- Visible water leaks or deteriorated connections.
- Changes in available temperature, pressure or flow readings.
- Corrosion, damaged insulation or other visible deterioration.
- Recurring problems following a previous service visit.
These observations help describe the concern but do not identify the cause on their own. Evaluation and any recommended testing are defined according to the equipment and site conditions.
Our Service & Project Process
- Review your request. Share equipment information, symptoms, alarms, service history and the authorized contact.
- Coordinate site access. Confirm mechanical-room access, rooftop requirements, building procedures and available work hours.
- Evaluate accessible conditions. Review the reported concern and determine whether additional testing or investigation is needed.
- Explain the proposed scope. Discuss recommended work, equipment or parts, access needs and anticipated shutdown coordination.
- Complete the approved work. Perform the agreed service or project tasks and document relevant findings.
- Review the next steps. Explain remaining concerns, maintenance recommendations and any separately proposed work.
Working with Property Managers & Facility Teams
Cooling plant work can affect multiple occupied areas. Share building procedures, work order information, access restrictions and any requirements for planned shutdowns.
Our office can coordinate the proposed work with the authorized facility contact and discuss whether manufacturer support or other specialty contractors need to be involved.

Maintenance Planning for Your Property
Maintenance requirements vary by equipment type, operating hours, condition and manufacturer guidance. A defined plan helps establish the tasks, scheduling and reporting expected for each visit.
Share existing maintenance records and the scope of any water-treatment program. Mechanical maintenance, water treatment and specialized cleaning should be clearly coordinated with the responsible providers.
Frequently Asked Questions
Are a cooling tower and a chiller the same equipment?
No. A chiller produces chilled water for cooling. In a water-cooled system, the cooling tower rejects heat carried by the separate condenser-water circuit to the outdoor air.
Does every chiller need a cooling tower?
No. Air-cooled chillers reject heat through air-cooled condenser coils. Water-cooled chillers use a water-based heat rejection arrangement, often connected to a cooling tower.
What information should I provide when requesting service?
Send the property address, equipment manufacturer, model and serial number, a description of the concern and any displayed alarms. Include photographs, service records and the authorized facility contact when available.
Can you help plan maintenance?
Contact our office to discuss the equipment and property requirements. Proposed tasks, visit frequency and reporting are defined in the maintenance scope.
Will service require shutting down the equipment?
Some inspections and repairs require a shutdown. The access and operating requirements are reviewed with the facility contact as part of planning the approved work.
Can you assist with equipment replacement?
We can review replacement project requirements, existing conditions and access needs. Equipment selection, installation scope and any related professional services are addressed during planning.
